Why it matters#

Sealing protects asphalt from UV damage, water penetration, and oil stains. Regular sealing can double the lifespan of your driveway.

What you'll need#

Tools#

  • Stiff push broom
  • Pressure washer or garden hose with nozzle
  • Crack filler applicator
  • Driveway squeegee or brush applicator
  • Paint roller with extension handle (optional)

Steps#

1. Check the weather#

Choose a dry period with temps between 50-85°F. No rain expected for 24-48 hours. Sealer needs time to cure.

2. Clean the driveway thoroughly#

Remove all dirt, debris, oil stains, and vegetation. Pressure wash or scrub with degreaser. Let dry completely.

3. Fill cracks#

Apply crack filler to any cracks wider than 1/8 inch. Smooth with a putty knife and let cure according to product directions (usually 24 hours).

4. Protect edges#

Use painter's tape and plastic to protect garage doors, walkway edges, and any areas you don't want sealed.

5. Stir the sealer thoroughly#

Mix the sealer well before and during use. Pigments and solids settle to the bottom.

6. Pour sealer in a line#

Starting at the garage or top of the driveway, pour a ribbon of sealer across the width.

7. Spread evenly#

Using a squeegee or brush, spread the sealer in thin, even coats. Work in one direction, then cross-hatch perpendicular.

8. Work in sections#

Complete one section before moving to the next. Don't let edges dry before connecting sections.

After the first coat dries (4-8 hours), apply a second thin coat perpendicular to the first for best coverage.

10. Let it cure#

Keep all traffic off the driveway for 24-48 hours. Full cure takes up to 30 days—avoid sharp turns during this time.

Pro tips#

  • Seal asphalt driveways every 2-3 years for best protection
  • Don't seal new asphalt—wait at least 6 months for it to cure
  • More isn't better—thick coats peel and flake; thin coats bond better
  • Seal in spring or fall when temperatures are moderate

Warnings#

  • Sealer is slippery when wet—don't walk on it until fully dry
  • Fumes can be strong—work in ventilated area and avoid inhaling
  • Sealer will stain anything it touches—wear old clothes and shoes you can discard
  • Don't seal concrete driveways with asphalt sealer—different products required

When to call a pro#

Consider professional sealing ($0.15-0.25 per square foot) if: you have a very large driveway, significant repairs needed beyond basic cracks, or prefer not to handle the mess. Professionals can also apply higher-quality commercial sealers.
